How do I know when it’s time to get a new roof?

Answer:

Most roofs last between 20 and 25 years.  Proper ventilation, and whether your current roof was installed over another layer can affect how soon you need a new roof as well.  Missing shingles, or shingles that are curling or buckling, are signs that it may be time for a new roof.  Shingle granules in your gutters are a warning sign, as roofs tend to lose more granules near the end of their life.  Valleys are important too; snow and rain flow through them and into your gutters, and if they’re not working properly you could end up with roof leaks and water damage.  Your chimney flashing could be another problem area that can lead to leaks.  Moisture in your insulation, a bouncy or spongy feeling when you walk on your roof, or daylight coming through the roof boards could mean it’s time for a new roof.  If you’re not sure whether you need roof repairs or it’s time for a new roof, don’t worry: We have worked on thousands of roofs before, and we’ll gladly do an inspection!
